Hong Kong organic restaurant HOME- Live To Eat in Central closed down all of a sudden. Burger King was at the same shop before HOME. Why can’t both restaurants survive in the same location?
HOME – Live To Eat, an organic restaurant located on Des Voeux Road Central in Hong Kong, closed down all of a sudden 10 days ago. It was also a surprise to the Hong Kong F&B community. What are the reasons behind such sudden closure of “HOME – live to eat”, which has been operated for 14 months only.
Lacrucci saw the opening of HOME – Live To Eat in Hong Kong Central last April. It was once one of the popular organic restaurants in Hong Kong.
Hong Kong Central Restaurant HOME closed – background story
HOME – Live To Eat was an organic restaurant for sustainable and healthy food, operated by Christian Mongendre, formerly chef and co-owner of Mana, under ZS Hospitality Group. ZS Hospitality Group is actually the shop and building owner.
It would not be new in Hong Kong for landlords to invite renowned chefs or restaurants to run the F&B operation in the Landlord’s premises. Attractive rents or no rents in sharing turnover are the most common operation between the Landlord and F&B operators.
Restaurant selling low-priced food but paying high rent
Lacrucci was engaged in the change hand of three tenants in the same shop by HOME – Live To Eat.
The shop is facing at Des Voeux Road Central, one of the main street of Central. High traffic location. It was once occupied by luxury watch brand ROLEX. After Rolex, Burger King occupied the shop.
Lacrucci would doubt how many burgers have to be sold to pay the monthly rent of HK$300,000 plus per month in such a Central location.
Burger King closed before its fixed lease term was expired eventually.
Home Eat To Live under liquidation
HOME – Live To Eat owned by the shop landlord, was be operated with less pressure on rents compared with Burger King which had to afford high rent.
But why was HOME closed after 14 months in operation only?
Both Christian Mongendre and ZS Hospitality Group have not announced any reasons of the restaurant closure. A liquidation notice was posted on the shop door:
“On 21 July 2017, the Company, the operator of “HOME Eat to Live”, was placed into creditors’ voluntary liquidation…”
