A Hong Kong Michelin Starred Restaurant – Success Story
Serge et le Phoque, a French restaurant in Wan Chai, has become a Michelin’s Star after its opening in 2013. Serge is not operated by F&B groups. Instead, the restaurant owners are two Frenchmen who have started their own F&B venture from scratch in Hong Kong.
Lacrucci was glad to assist the owners of Serge et le phoque to rent the F&B shop in Hong Kong few years ago.
The restaurant is tucked in the heart of the wet market in Wan Chai of Hong Kong, which is not a preferred location for traditional western restaurants. The market is quite local and is in front of butcher’s stalls.
But Serge et le phoque has created a success story right there. The restaurant has got a number of restaurant awards since opening:
- Michelin’s One Star in 2015-2016, 2016-2017, 2017-18

What Makes the Closure of a Hong Kong Michelin’s Starred Restaurant?
Serge et le phoque is doing well since opening. But why this starred restaurant is closing down in Hong Kong soon?
It’s actually neither related to the restaurant business, nor the plan of the restaurant owners.
Actually, Serge would like to stay but the landlord has served a notice to terminate the shop lease.
The shop occupied by Serge was originally owned by a property developer in Hong Kong, who sold the whole shopping arcade to a property investor about a year ago..
After the sale transaction had been completed, Serge et le phoque was requested by the new landlord to leave in 6 months.
Recommendation to Hong Kong Restaurant Owners
This has happened but it is not so common for landlords to exercise this special clause. According to this special clause, the landlord has the right to serve an early termination notice to the tenant, which is subject to agreed conditions.
Special conditions are usually applied to sale, redevelopment or refurbishment of the leased properties.
Lacrucci would suggest that the restaurant owners review their shop leases in a prudent manner before signing.
What’s a shame! A Hong Kong Michelin Starred restaurant, due to a special lease clause, will vanish soon!
